The office district that grew the most in ten years isn't Business Bay. It's DIFC.

Rank every tracked district by ten-year price growth and Business Bay — the market's biggest, most liquid office district — comes in sixth. JVC, a district with almost no institutional office stock a decade ago, is second. A building-by-building look at why.

Ask anyone with a passing interest in Dubai real estate which office district has grown the most over the past decade, and Business Bay is the answer nine times out of ten — it's the biggest, most liquid district, the one every price story eventually mentions. It's also not the answer. That title belongs to DIFC/WTC, up 209% from a 2015-16 median of AED 1,450 a square foot to AED 4,484 today. Business Bay, for comparison, grew 104% over the same span — a strong number on its own, but sixth on this list, not first.

The top five, one at a time

A ranking table tells you the order. It doesn't tell you why the order looks the way it does — and for the top five, the reasons are different enough to be worth walking through individually.

Growth isn't the same as price — DIFC leads one table, not both

DIFC/WTC's +209% growth is a rate, not a level. Measured differently — on absolute price across 2024-2026 transactions rather than ten-year growth from a 2015-16 base — a related but distinct DLD reading puts DIFC/WTC 2 at AED 4,776 a square foot, the single highest median we track by that measure, just ahead of Downtown at AED 4,496 and Media City at AED 4,109. The two tables agree on the same general story — DIFC-adjacent stock is expensive and has stayed that way — even though they're not computed the same way and shouldn't be read as identical figures.

Individual buildings often outgrow their own district

Rank buildings instead of districts and the same pattern repeats at a sharper scale — sometimes buildings beat their own district by a wide margin. Jumeira Business Center 2 is up 209% over ten years, statistically tied with the entire DIFC/WTC district, while sitting in Barsha Heights, a district that itself only grew 81% over the same period. The Onyx Tower 1 (+196%) and The Binary by Omniyat (+194%) both post district-beating growth in Business Bay, which managed just +104% at the district level.

A caveat on building-level numbersBuilding medians carry a real margin of error that district medians average away — a tower with 20 recorded sales over ten years can be moved noticeably by two or three unusual transactions. Treat the building growth figures above as directionally strong (all of them beat their own district), not as precise to the decimal point.

None of this means "buy in DIFC" or "buy Jumeira Business Center 2" as a mechanical instruction — a decade of history doesn't repeat on command, and every one of these numbers is a median across many transactions, not a guarantee for any single unit. It means a district-level growth figure is a starting point, not the answer. The building-level number is very often the one that actually matters, and it's rarely the one being quoted in a listing.
