One. A single foreign buyer group at #1 by both count and value gives Dubai a durable demand floor. The Indian diaspora buying isn't cyclical marketing — it's tied to India's growth rate, its currency flexibility, and its relationship with the UAE via CEPA.
Two. When Russian capital slowed, Indian capital didn't need to grow to fill the gap — it was already there and already growing. That's what a diversified capital base does.
Three. The bilateral non-oil trade target is $100B by 2030. Every additional billion in trade is more Indian corporate presence, more executives on relocation, more anchor tenancy for grade-A residential and commercial stock.
