Real estate is the biggest real asset on earth — $380 trillion

Everyone is watching Nvidia. Everyone is talking about the OpenAI IPO. Meanwhile the asset class that is bigger than stocks, bonds, and cash combined sits in plain sight — and almost nobody is writing about it.

Everyone is watching Nvidia's market cap. Everyone is talking about the OpenAI IPO. Three of the biggest IPOs in history are about to launch — OpenAI, Anthropic, SpaceX. The excitement is real. I get it.

But nobody is talking about the asset class that is bigger than stocks, bonds, and cash combined. Real estate. Look at the numbers below.

$380 trillion. Not a trend. Not a cycle. The single largest store of real value in human history — and it has been since the first human put a fence around a piece of land.

But what about derivatives?

Yes, derivatives are technically larger — $1.2 quadrillion in notional. But comparing derivatives to real estate is like comparing the scoreboard to the stadium.

One is a contract about value. The other is the value.

Derivatives are bets on what other things will do. The "other things" — interest rates, currencies, commodities, equities, and yes, real estate — are the underlying. Strip away the contracts and the $1.2Q evaporates. Strip away the contracts on real estate and you still have $380 trillion of land, walls, and roofs.

The honest objections

Is real estate the most liquid asset? No.

Is all of it for sale? No.

Is it priced transparently the way an exchange-listed stock is? Also no.

But it is the most understood, most universal, most battle-tested asset class on the planet. And it does something no other asset does at the same time:

Property 1
Generates cash flow
Tenants pay rent. Every month. In the local currency of the asset. No board vote, no dividend cut, no covenant.
Property 2
Appreciates over time
Land is finite. Population is not. Over any 20-year window in any major economy, the curve goes up.
Property 3
Serves as collateral
A bank will lend against it at LTVs no other asset class gets. That's leverage you can hold for decades.

How real estate stacks up

Here is the same idea in a matrix. Which asset class delivers all three properties — income, appreciation, and collateral — at the same time?

No stock does all three. No bond does all three. No crypto does all three. Real estate is the only mainstream asset class where every box is checked.

The vehicle changes. The foundation doesn't.

You can own real estate directly — a unit, a building, a plot of land. You can own it through a REIT. Through a private fund. Through tokenized property-backed securities. Through a sovereign wealth allocation if you happen to be the UAE.

The wrapper changes. The underlying does not. Steel, concrete, land, location.

When the cycle turns — and it always does — capital doesn't flow into pitch decks. It flows into land, walls, and roofs.

Real estate is not an alternative asset.
It is the asset.

What this means for Dubai

The $380T figure is global. Dubai's slice is small in absolute terms — but the local mechanics are clean. Foreign ownership at 100%, no annual property tax, a 9% corporate-tax cap that doesn't touch personal rental income, and a DLD ledger that publishes every transaction.

That's an unusually transparent venue for the world's largest asset class. Which is the whole reason we built OSNOVA in the first place.

Reviews, drops, and DLD-benchmarked analytics — built specifically for the foreign investor underwriting Dubai property from a distance.
