One building alone did 520 office deals. Here's where Dubai's office market actually trades.

Rank buildings by transaction count rather than district and the map changes. A handful of towers carry outsized liquidity — from Shahrukhz by Danube's 520 deals to Park Lane's 151 — at price points from AED 1,475 to AED 4,667 a square foot. Liquidity and price turn out to be two separate variables.

Ask where the Dubai office market trades and you'll get a district name back — Business Bay, JLT, DIFC. That's the wrong unit of analysis. Rank by transaction count at the building level instead, and one name stands well clear of the rest: Shahrukhz by Danube, with 520 recorded office deals, more than any other tower in the city, in any district. Rank the same ten buildings by price and the order scrambles completely — the most-traded building isn't the most expensive one, and the gap between the cheapest and priciest name on this liquidity list is 3.2x.

Reading the list, one building at a time

  1. Shahrukhz by Danube · 520 deals, AED 4,109/sqftThe most-traded office building in Dubai by a wide margin — nearly a third more transactions than the #2 name on this list.

Two developers, two very different price tiers

Danube shows up twice in this top ten — Shahrukhz at #1 (520 deals, AED 4,109/sqft) and ASPIRZ at #5 (264 deals, AED 2,386/sqft) — at price points nearly 1,700 dirhams apart per square foot. That's a single developer's product spanning a meaningful range of the market's pricing spectrum while both towers still rank among the ten most liquid buildings tracked. Volume and price positioning aren't the same variable, even within one developer's portfolio.

Why building-level liquidity matters more than district-level

A district median can average across dozens of buildings with very different transaction histories, smoothing out exactly the differences that matter to a specific unit. A building-level median with 150+ transactions behind it — like every name on this list — is a genuinely reliable comparable set on its own. When we run a deal check against DLD data, this is the level we check at first: not "what does Business Bay cost," but "what has this specific tower actually traded for, how many times, and how recently."
