Two office units, both a short walk from a Dubai Metro station. One trades at a median of AED 4,359 a square foot. The other trades at AED 1,463 — a third of the price. The difference isn't the unit. The top of the ladder — and why it's thin

What this means for comparables

When a broker quotes "office near Business Bay Metro," the number behind it draws on 2,471 transactions — about as reliable a comparable set as exists in this market. When the same kind of phrase gets used for something near Deira City Centre or Emirates Towers, the sample is a fraction of the size, and the median is correspondingly easier to distort with one or two outlier deals. Worth asking which kind of station you're actually being quoted before trusting the number — a price with 2,000+ transactions behind it and a price with 34 behind it deserve different levels of confidence, even when the headline figures look equally precise.
