OSNOVA PROPERTY ("the Platform") is a digital subscription-based real estate analytics service providing data insights, property price tracking, Dubai Land Department transaction analysis, and related market intelligence for the Dubai real estate market. The Platform is operated by Osnova, a sole trader based in the United Arab Emirates.

The Platform offers the following subscription tiers:

• Free: Limited access to 10 property views per session, no payment required.
• Basic (AED 99/month): Full access to Price Drop Monitor and DLD transaction data.
• Premium (AED 299/month): Full platform access including Offplan Reviews and priority features.

Subscriptions are billed monthly and renew automatically unless cancelled. Prices are displayed in AED and processed in USD at the prevailing exchange rate via our payment processor.

All content, data, analysis, and materials on the Platform are the intellectual property of OSNOVA PROPERTY. Subscribers may access content for personal investment research purposes only. Redistribution, resale, or commercial use of Platform data is strictly prohibited without written consent.

All content provided by OSNOVA PROPERTY is for informational purposes only and does not constitute financial, investment, or legal advice. Past market data does not guarantee future performance. Users should conduct their own due diligence before making any real estate investment decisions. OSNOVA PROPERTY accepts no liability for investment decisions made based on Platform data.

You must be at least 18 years of age to subscribe to the Platform. By subscribing, you confirm that you have the legal capacity to enter into this agreement in your jurisdiction.

OSNOVA PROPERTY reserves the right to suspend or terminate accounts that violate these Terms, attempt to circumvent access controls, or engage in unauthorised data extraction. Terminated accounts are not eligible for refunds except as described in the Refund Policy.

These Terms are governed by the laws of the United Arab Emirates. Any disputes shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE.

We reserve the right to update these Terms at any time. Continued use of the Platform after changes constitutes acceptance of the revised Terms. Material changes will be communicated via email to registered subscribers.

We collect the following information when you register or subscribe:

• Email address (required for account creation and communications)
• Payment information (processed securely by Paddle — we do not store card details)
• Usage data (pages viewed, features accessed, session duration)
• Device and browser information for security and analytics purposes

Your data is used exclusively to:

• Provide and maintain your subscription access
• Send platform updates, new data alerts, and account communications
• Improve the Platform through aggregated, anonymised analytics
• Comply with legal obligations

We do not sell, rent, or share your personal data with third parties for marketing purposes.

All payments are processed by Paddle (paddle.com), who acts as Merchant of Record. Paddle handles all payment data in accordance with PCI DSS standards. OSNOVA PROPERTY receives only confirmation of successful payments and your email address.

The Platform uses essential cookies to maintain your session and subscription status. We do not use third-party advertising cookies. You may disable cookies in your browser settings, but this may affect Platform functionality.

We retain your account data for as long as your subscription is active, and for up to 12 months following cancellation for legal and accounting purposes. You may request deletion of your data at any time by contacting us.

You have the right to access, correct, or delete your personal data. To exercise these rights, contact us at the address below. We will respond within 30 days.

We implement industry-standard security measures including HTTPS encryption, secure token-based authentication, and access controls. While we take all reasonable precautions, no online platform can guarantee absolute security.

Due to the immediate nature of digital data access, all purchases are final and non-refundable once access has been granted. By completing your purchase, you acknowledge and agree that you are not entitled to a refund for any subscription payment or one-time purchase.

This applies to all subscription tiers (Basic and Premium) as well as individual report purchases (Offplan Reviews and Secondary Market Valuations).

Refunds will only be considered in the following strictly limited circumstances:

• Duplicate charge: You were charged more than once for the same subscription period due to a technical error.
• Access failure: A verified technical fault on our end prevented you from accessing the Platform entirely, and the issue was not resolved within 72 hours of reporting.

To report either of the above, contact [email protected] with your registered email and a description of the issue. We will investigate and respond within 5 business days.

You may cancel your subscription at any time. Cancellation stops future billing immediately. Your access continues until the end of the current paid billing period. No refund is issued for the remaining unused days of any billing cycle.

Initiating a chargeback or payment dispute without first contacting us constitutes a violation of these Terms. We reserve the right to permanently suspend access to any account involved in an unjustified chargeback.
