Capital growth scenarios, rental yield estimates, and price comparisons are calculated from publicly available data sources including the Dubai Land Department, PropertyFinder, and Bayut, alongside developer-issued launch materials. Past performance does not guarantee future results. Verify all numbers independently before signing any sale-purchase agreement.
Privacy
OSNOVA collects only the data you submit voluntarily — email address on newsletter signup, payment details when subscribing to Basic, Premium, or Concierge tiers. Payment processing is handled by Paddle. Subscriber data is stored on Cloudflare infrastructure with end-to-end encryption. We never sell, share, or rent your contact information to third parties.
Subscription & refunds
All subscriptions are billed monthly through Paddle. Cancel at any time from your account or by replying to any OSNOVA email. The annual Premium subscription is refunded against the first OSNOVA brokerage commission if you transact through Aleksandr Maksimenko as buyer's agent within twelve months of the subscription start date.
Editorial independence
OSNOVA reviews are not paid placements. No developer, broker, or property agency has paid for inclusion, score, or favourable language in any OSNOVA review, blog post, or analytics tool. Aleksandr Maksimenko earns brokerage commission when a reader chooses to transact through him — this commercial relationship is disclosed in every review's sidebar. Reviews continue to apply the same scoring criteria regardless of buyer-agent involvement.
